Management Fees
We utilize a flat fee management structure.  Our current monthly fee is $65 a month.  This is all it cost to have high integrity, experienced professionals handle any and all aspects of your property.  This is easier for you to budget for your monthly cost.

Rent Collection
We take rent collection very seriously.  We know from past experiences that a deliquent tenant can more severe than a vacant property.  We are very aggressive in this area.  If a tenant does not pay then we immediately begin the eviction process and acrueing late fees. 

Reporting
We produce monthly reports between the 10th and 12th of each month depending on weekend or holidays.  These reports detail each and every expense or income that comes in or out broken down by property if you have multiple properties.  These reports also remind you if there is any upcoming maintenance that needs addressed.  We also ACH (Automatic Clearing House) your money directly into your account at statement time.  This helps you get cash quicker without having to wait for the mail, check holds, or other delays.

Repairs
Second only to rent collection, repairs are one of the biggest reasons that properties don't cash flow.  We have all repairs done by third party vendors without a mark up for us.  Since we make no money on repairs this helps to keep the repairs to a minimum.  There is no reason for us to perform an un-needed repair or replacement.  Our long and exemplary standing in the community and timely payment process insures that vendors want to work with us and that they keep their prices competitive and work at the highest levels.
